1. Definitions
- "Referrer" means an existing Sugam Homes customer who submits a referral under this scheme.
- "Referred Buyer" means the person introduced by the Referrer who subsequently purchases a unit.
- "Total Consideration" has the meaning given in Clause 4.
- "Scheme" means the Sugam Homes Referral Scheme described on this page.
2. Who can refer
Participation is open to existing Sugam Homes customers. A referral is valid only when submitted through one of the channels listed in Clause 3, within the registration window specified there.
3. Referral registration process
The Referrer must pre-register the Referred Buyer at least 1 day before — or on the same day as — their first site visit, via:
The registration must include the following details:
- Name of the referred person
- Contact details of the referred person
- The project the referred person is interested in
- The referred person's consent that a Sugam representative may contact them regarding their property requirement
Referrals registered after the Referred Buyer's site visit, or without the required consent, are not eligible under this Scheme.
4. Total consideration
For the purposes of this Scheme, "Total Consideration" is calculated as follows:
Included
- Basic Sale Price (BSP)
- Club charges
- Floor escalation
- Facing PLC
- Car parking charges
Excluded
- Extra charges
- Applicable GST
- Any other applicable charges
5. Incentive eligibility
The referral incentive is released only after execution of the Agreement of Sale between Sugam Homes and the Referred Buyer. No incentive is payable at the booking, token, or provisional-allotment stage.
6. Incentive disbursement priority
Where a Referrer becomes eligible for an incentive under Clause 5, disbursement follows this order of priority:

First preference — adjustment against future dues
The incentive is first adjusted against any future dues or demands payable by the Referrer or the Referred Buyer, as applicable.

Second preference — adjustment against stamp duty
Where the first preference does not apply and the unit is not yet registered, the incentive is adjusted against stamp duty.
c
Final option — cheque payout
Where neither preference applies, the incentive is paid by cheque within 60 days from the date of the Referred Buyer's Agreement of Sale.
7. General conditions
- Scheme benefits are project-specific and subject to availability at the relevant project.
- The applicable seasonal scheme or benefit is subject to the referral timeline mentioned in the relevant campaign creative.
- The Scheme cannot be combined with any other referral, loyalty, promotional, or special offer, unless specifically permitted in writing by Sugam Homes.
- Sugam Homes reserves the right to verify any referral and to reject a referral that does not meet these Terms & Conditions.
- Sugam Homes reserves the right to amend, suspend, or discontinue this Scheme at any time, with changes applying prospectively to new referrals.
8. Disclaimer
- Referrals received outside the specified timeline may not be eligible for the Scheme.
- The Scheme applies only to eligible, successfully verified referrals received from the sources listed in Clause 3.
- Illustrative figures, if any, referenced in scheme communications are indicative and do not form part of a binding offer.
- These Terms & Conditions apply solely to the Referral Scheme and do not modify, waive, or supersede any term of the Agreement of Sale for the underlying unit.
